why is that chronic diseases states such as renal diseases, cancer and diabetes are risk factors of pneumonia?

Because the correlate with a low immune system.

Anything that keeps you bed bound, immobile and not moving around will cause fluid to build up in the lungs, which if not cared for at first sign can lead to pneumonia.
Pneumonia is a life-threatening bacterial infection that can be cured with antibiotics if given in time. Sudden high fever, a heaviness on one side of the chest and a generalized ill feeling are symptoms. Always go to your doctor if you have any sudden fever, any sudden symptoms that are out of the ordinary.
Do not use anyone else's medication as serious side-effects and allergic reactions can occur. Always call your pharmacist if you have any questions about your medications.

With renal disease the body is not about the get rid of waste weakening the body causing it to be more able or open to infection. With cancer many people are taking chem which lowers the immune systems ability to fight infection. High blood sugar makes the body more of a favorable and friendly enviroment for bacteria to grow.

I agree with Nathan. All of those diseases, plus any other chronic ones, lower the body's immune system. This happens because the white blood cells (leukocytes) are constantly fighting an infection (the disease) and therefore are not able to fight off a secondary infection, resulting in pneumonia (inflammation and fluid retention in the lungs). Certain medications taken for chronic diseases also contribute to a lowered immune system (called leukopenia, meaning lowered white blood cell count). Some anti psychotics, immuno-suppressants, and interferons that treat MS can cause leukopenia.
So overall, it is due to a lowered immune system which is unable to fight off more than one large scale infection at a time.
